Perwanger – for generations this name has been synonymous with South Tyrolean hospitality, personal service, a refined atmosphere and a love of nature and the mountains.
But time does not stand still. Rooted in our tradition, the next generation is embarking on a new journey! From early summer 2026, we will be offering our guests fully equipped holiday apartments in various sizes in the same cosy atmosphere. Attractive architecture and tasteful furnishings blend together to create the comfortable Perwanger ambience. A spacious, completely redesigned wellness area with various saunas, a Kneipp foot path and a fitness room, complemented by our solar-heated outdoor swimming pool and our garden, where you will also find children's play equipment, guarantee you an active, relaxing and enjoyable holiday.

Thanks to our magnificent location directly beneath the Schlern (Sciliar) and on the edge of the Dolomites UNESCO World Heritage Site, our holiday apartments are an ideal starting point for sporting activities and excursions in both summer and winter. In summer, the Seiser Alm (Alpe di Siusi), the Schlern massif (Sciliar), the Rosengarten and the Ritten (Renon) invite you to go hiking, conquer via ferrata routes and go on bike tours – in addition to paragliding, golf and horseback riding. In winter, the Seiser Alm (Alpe di Siusi), the Val Gardena and the Obereggen ski area beckon; while extensive cross-country ski trails and winter hikes through the snow-covered mountains complete the offer. Bozen (Bolzano) and Brixen (Bressanone), Klausen (Chiusa), Merano and Sterzing (Vipiteno) are within easy reach, not least thanks to the efficient public transport system, which you can use free of charge with our GuestPass.

From modest beginnings (1956), the Perwanger guesthouse grew into a stately hotel with cosy rooms, apartments, a swimming pool, garden and other amenities. Over the years, the founder, Helene (Lena) Perwanger, was supported by her niece Hanni Perwanger and later also by Hanni's children Thomas and Nora Prossliner.

The Schlern area is renowned as a hiking paradise for all ages. You will find a multitude of excellently maintained and varied trails around Residence Perwanger and on the Seiser Alm (Alpe di Siusi), offering a wide range of lengths and difficulties. Use the SeiserAlm app to plan your hike or let us advise you.

The free shuttle bus or your car will take you to the Seiser Alm cable car in just a few minutes, and from there to the Seiser Alm (Alpe di Siusi, 1800-2100 m), which, with an area of 54 km², is the largest high alpine pasture in Europe – and certainly one of the most beautiful. A hiking area of superlatives, boasting in summer a sea of plants rarely seen elsewhere.

In winter, Residence Perwanger is a convenient starting point for winter sports. The Seiser Alm/Val Gardena ski area comprises 181 km of easily accessible slopes of all levels of difficulty. Getting to the ski area is easy: first take the free shuttle bus or drive to the Seiser Alm Bahn valley station (approx. 5 mins), then take the cable car to the Alm in approx. 15 mins.

For holders of the Dolomiti Superski ski pass the neighbouring ski areas beyond the Seiser Alm (Alpe di Siusi) offer a special challenge. Hot tips: the Val Gardena and the Sella Ronda! Avoid waiting times and buy your ski pass online here.
The Seiser Alm (Alpe di Siusi) is also ideal for snowboarders and freeskiers, as well as for cross-country skiing, snowshoeing, ski touring, tobogganing and winter hiking.
And after your sporting activities, simply store your sports equipment and boots in our heated ski deposit.

terms

Booking

For a stay of at least 5 nights, the following rules apply:

  • The standard occupancy four persons (older than 4 years) in Arnica and two persons (older than 4 years) in all other apartments
  • Each additional person costs €20 per day.
  • Children up to the age of 4 stay free of charge.
  • If the occupancy is fewer than the standard occupancy, the basic price applies.

For a stay of 3 or 4 nights, we charge a daily flat rate. A shorter stay is not possible.

No final cleaning fee for apartments left swept clean.

The local tax is €3.00 per day/person aged 14 and over. The local tax can only be paid on site.

We reserve the right to request a deposit from you upon confirmation of your booking. The booking is only considered finally confirmed once we have received this deposit.

Terms of cancellation

  • In case you have to cancel your trip, cancellation will be free of charges up to 14 days before your scheduled arrival.
  • Thereafter, the following conditions apply:
    • For cancellations up to 7 days before the scheduled arrival: 40% of the price of the booked stay will be charged;
    • For cancellations less than 7 days before the scheduled arrival: 80% of the price of the booked stay will be charged;
    • In case of No Show: 100% of the price of the booked stay will be charged;
    • In case of early departure, we will charge you in full for the days already spent, and 80% for the remaining days.

Pets

  • Crocus/Crocus Economy Apartments:
    Dogs are welcome upon request. We charge €25.00 per day. This is subject to you taking full responsibility for any damage and not leaving the animals unattended in the apartment. Please bring a basket and blanket for your four-legged friend.
  • Arnica/Brunella Apartments:
    Dogs are not allowed in this type of holiday apartment.

Non-smoking rules

All apartments and common areas are non-smoking areas. Please be considerate of other guests, including on the balconies, terrace, in the garden, and by the pool.

After stimulating your body in the Finnish sauna, bio sauna, or Kneipp foot course, or using the fitness equipment, you can reach the spacious rest area via a staircase. Relax on a deck chair or around a garden table and enjoy the magnificent view of our garden. There you can stretch your legs in the shade of the fruit trees, play badminton, or accompany your children to the playground. Nature couldn't be any closer! Or how about swimming a few laps in our solar-heated outdoor pool?

Location

Away from the hustle and bustle of everyday life, Sankt Konstantin is located about halfway between Völs (Fiè) and Seis (Siusi), surrounded by greenery and beneath the Schlern massif, at the foot of the Dolomites-Rosengarten UNESCO World Heritage Site. In the immediate vicinity are the idyllic chapel of Sankt Konstantin, the dreamy Konstantiner Weiher pond and the Stanglerhof, a popular venue for cultural and family events. Hiking trails, including those to the Völser Weiher lake, the Tuff-Alm and beyond to the Schlern – as well as several cycling routes start right at the Residence.
A free shuttle bus runs every 15–30 minutes, taking you to the Seiser Alm cable car in just a few minutes and thus to the hiking and skiing paradise of the Seiser Alm.
In Völs am Schlern (Fiè, 2.5 km), Seis (Siusi, 3.5 km), and the slightly more distant Kastelruth (Castelrotto), you will find shopping facilities, a pharmacy, various bars, restaurants, pizzerias and delivery services. The cultural offerings in our neighbourhood are also enticing: picturesque town centres in Völs (Fiè), Seis (Siusi) and Kastelruth (Castelrotto); Prösels Castle; churches with medieval frescoes, such as in St. Valentin and St. Kathrein. Bozen (Bolzano)and Brixen (Bressanone) await you with their arcades, churches, museums, castles, concerts and theatre events, cafés and promenades. Klausen (Chiusa), Merano and Sterzing (Vipiteno) are also within easy reach, not least thanks to the efficient public transport system, which you can use free of charge with our GuestPass

Important: Until 2027, there will be partial closures of some important traffic routes to South Tyrol. This particularly affects the Lueg Bridge on the Austrian side of the Brenner motorway and the Austrian side of the Reschen Pass road (to the end of 2026). Arriving from the North: Leave the motorway (A22) at Klausen and continue south to Waidbruck. There, cross the bridge towards the Schlern area/Kastelruth. In Telfen, drive towards Seis and then towards Völs. St. Konstantin and Residence Perwanger are located between Seis and Völs (4 km/2.5 mi).
Arriving from the South: Leave the motorway (A22) at Bolzano North and continue North on the state road to Blumau. Here, follow the signs for Völs and the Schlern area and take the left tunnel. In Völs, continue towards Seis and Kastelruth. St. Konstantin and Residence Perwanger are located between Völs and Seis (3 km/2 mi).

All north-south trains crossing the Brenner Pass stop in Bozen (Bolzano). From there, bus 170 will take you every half hour to Völs and the ‘Perwanger’ bus stop in St. Konstantin. Residence Perwanger is 100 m from the bus stop.

Flixbus

offers a convenient 4-hour coach service from Munich (bus station or airport):

  • In Bozen (Bolzano), go to the Central Bus Station (next to the Central Railway Station). From there, the 170 bus runs every half hour to Völs and to the ‘Perwanger’ bus stop in St. Konstantin.

The nearest airports are Bolzano (direct flights with SkyAlps from several German airports, London, Antwerp and Warsaw, among others), Innsbruck, Verona and Venice.
There are convenient train and bus connections to South Tyrol from Innsbruck, Verona and Venice airports. Alternatively, you can use an airport shuttle or private transfer service to take you directly to our doorstep
